Security Services                                                           

The security services’ performance for November 2019 dropped to 6.0/10 as there was shortage of 1 security personnel per shift and the respond from the security company was slow.

Since the Committee is considering replacing the current service provider due to their poor performance, Building Manager obtained quotations from 6 security services providers and presented to the Committee for consideration.

The Committee agreed to keep in view for two months on the performance of the existing service provider.

Cleaning Services

Cleaning services’ rating for November 2019 remained at 7.1/10.  Overall performance was good.

Suggestions & Complaints

In November 2019, a complaint was received from unit B/16-L regarding low water pressure in his unit. This was resolved accordingly.

 

PPAM Accounts

November 2019 income was RM116,045.97 with a surplus of RM11,963.05. Significant expenditures incurred in this month were RM6,080 being renewal of licenses for 16 lifts, RM4,400 being renewal of 2 nos. standby generators licenses and RM7.500 being water proofing work at Block A unit A/17-E roofing. November 2019 electricity and water charges were RM13,281.50arapet wall height at Block D lan gate and RM2300. and RM593.05 respectively.

Actions On Top Defaulters – Units B/09-B & B/10-F

Building Manager will write to Jabatan Penilaian & Pengurusan Harta on the auction of the unit to recover the outstanding.

Unit B/09-B (Lee Lok Mooi) - Lawyer Messer. Sri Dev & Naila had written to the Insolvency Department to set a date for creditor’s meeting to seek the possibility to auction the unit.

Unit B/10-F (Tan Chin Foong) – Lawyer had written to Maybank to clarify whether the defaulters have settled their loan with the bank. However, the bank is not being co-operative and the file cannot be located. Building Manager to liaise with lawyer on next course of action.

Record & Actions On Abandoned/without Stickers Vehicles In Car Park

6 abandoned vehicles were removed from Mawar Apartments last month.

As there was no response from the 6 vehicles owners in view of our notice dated 06/11/2019, a police report was made on 27/11/2019. A notice was issued on the same day to inform the vehicles owners. Should there be no response from these vehicles’ owners, these abandoned vehicles will be removed accordingly.

Proposed To Replace 600 Amps Electrical Busduct For Owners’ Units At Block A

The work to replace the problematic electrical busducts at Block A, Zone 2, Level 2 to Level 8 to electrical cables, awarded to contractor-Jayatech Resources, is completed.

With the above work completed, proposed to proceed to replace the problematic electrical busducts at Block B, Zone 2, Level 2 to Level 8 to electrical cables. Jayatech Resources quoted RM35,000 for the work. The Committee agreed to proceed with this work.

Proposed Minor Renovation Of Staff Quarters At Block D Basement 3

Architect – Azlin Jamlus Architect (AZA) had submitted the proposed renovation plan to Majlis Perbandaran Bentong (MPB) for approval. There is a fine of RM7,280 from MPB for construction of the staff quarters without approval. Meanwhile, Building Manager is in progress to call for quotations for the fit-out works and submit to the Committee for consideration.

Proposed Visitors Management System At Guard House

Committee Member, Mr. Jonathan and Building Manager have finalized the details of the Visitors Management System and will implement the system soon.

Repair Of Sinking Road Beside Block A

The Committee decided to proceed with a basic excavation of the loosened soil, erect a retaining wall and resurface the road.  Building Manager to source cost for the Committee’s approval.

Proposed Canopy At Stair Case Beside Bunga Raya

The above work was awarded to Ding Foong (M) S/B (DF) at RM36,000 and work is in progress.

Proposed To Replace Block A Roof Top Water Pressure Pumps

As per the Committee’s suggestion to obtain repair and total replacement costs for the faulty roof top booster pump system at Block A, Zone 1, the quotations received are tabled below :

Based on the above, the Committee decided to replace the existing old booster pump systems serving both Zones 1 & 2 with new system as the existing systems are old and frequently breakdown. Furthermore, repairs and spare parts are expensive.  Decided to award the work to CSK Workshop S/B at RM15,100 (RM7,550 x 2 sets) as their quote is lower and they have carried out similar work at Block A.  

Building Insurances For Y2020

As per the Committee’s request in the previous meeting to obtain similar quote from Takaful Insurance for comparison, Building Manager had obtained the quotes together with a quote from Allianz Insurance. A proposal was submitted to the Committee for consideration and the Committee decided to negotiate with the insurance broker and Allianz on their costs and coverages.  Thereafter, Building Manager will propose for final confirmation via email.

Mirrors In Lift Cars

With respect to Jabatan Keselamatan Dan Kesihatan Perkerjaan Pahang requirement, the Committee decided to replace the existing mirrors inside all the lifts with 47” x 47” stainless steel mirror finished panels. The work was awarded to Sin Lensing Engineering Sdn Bhd at RM10,000 and work is in progress.

Proposed Minor Repair At Basement 4 Male & Female Toilets

The above work is completed.

 

Water Leakage At Unit D/17-L

A water proofing contractor investigated the water leakage in the above unit and will proceed with the repair soon.

Proposed Hot & Cold Vending Machines At Block B GF

Awaiting drink vending operator – Ventaserv to deliver the 2 units drinks vending machines (1 x hot & cold cup drink and 1 x can drink) by next week.

Annual Service Of Building Fire Extinguishers

The building fire extinguishers, total of 304 units, are due for mandatory annual service by this month and obtained 2 quotations, tabled below, for the Committee’s decision :

The Committee decided to award the work to Perlindung Enterprise S/B and Building Manager is to negotiate for some reduction in the cost. 

Hybrid Vehicles Using Car Park Electrical Socket For Charging

It was highlighted by some owners that vehicles were found using the car park electrical socket to charge their hybrid vehicles. After due consideration, the Committee decided not to permit this as such practice will consume electricity. Should any resident needs to charge his/her vehicle, permission has to be obtained from the Management Office and a charge will be levied.

Meanwhile, Building Manager is to arrange that all the electricity supply to the electrical sockets in the car park are turn off.

Rental Of Rooms At Block D, Basement 4

Mr. Woo recommended a tenant to rent Room No. 1 at Block D, Basement 4 and he requested a commission for his recommendation. The Committee agreed to reimburse him a month’s rental.

Airbnb

The Building Manager briefed the Committee on the action taken on one unit that advertised for Airbnb and the response from the unit owner.

The next Management Committee meeting will be held on 11th January 2020 (Sat) at 2.00 p.m., Meeting Room, Ground Floor, Block B, Mawar Apartments.
